What is the best way to seal and waterproof the underground wine cellar for a historical gothic manor? With Drizoro waterproofing products of course!
Glynt Manor is a gothic masterpiece constructed in 1914 and one of Mornington Peninsula’s most iconic structures, best known for its feature on SBS’ TV series, Demetri’s Castle.
During the course of renovations, Bowens, a Drizoro reseller, offered numerous waterproofing solutions throughout the site, incorporating Drizoro’s range of products.
One of the requirements was to completely waterproof an underground wine cellar to be built beneath the lounge area of the home. Once the excavation was complete, the walls were constructed with Shotcrete and the floor was cast as a slab with drainage underneath.

WALLS
Two coats of cementitious MAXSEAL FLEX were applied to a wet substrate. This sealant is able to withstand negative hydrostatic pressure to a depth of 40m if required. It is imperative in any construction to use sealants that protect against hydrostatic pressure, which is the pressure created by resting water. While concrete is a relatively solid material when dry, it isn’t technically solid and is not impervious to moisture. As concrete dries, water vapour from the original concrete mixture exits the slab, creating small capillary networks. These pathways remain open until properly sealed, and can be the path of least resistance when water pressure builds up against a concrete contact point.
MAXSEAL FLEX is the ideal solution to protect against hydrostatic pressure, which can cause havoc on concrete. MAXSEAL FLEX is a coating with flexible and waterproofing properties that adheres to practically every surface, such as concrete, natural and artificial stone, mortar plasters, bricks, concrete blocks and more. It can be subjected to both positive or negative hydrostatic pressure and can be rendered or painted over.
MAXSEAL FLEX is a two-component product: the first is a water-based acrylic resin, and the second is a mortar-based mix of cement, additives and well-graded aggregates. Once applied and cured it provides a non-toxic, flexible and waterproof coating that adheres to those common substrates in construction such as concrete, natural and artificial stone, traditional mortar plasters, bricks and concrete blocks.
Once applied, it provides a fully-flexible coating that ensures complete waterproofing even in the most severe conditions. It covers shrinkage and hairline cracks of the concrete and can act as an anti-fracture membrane between the substrate and other finishing coats if applied.
MAXSEAL FLEX is both a CO2 and chlorine (Cl-) barrier, and therefore prevents carbonation and electrochemical corrosion. It is permeable to water vapour, allows the substrate to breathe, is resistant to abrasion and UV rays, and can withstand atmospheric pollution, corrosive effects of saltwater and de-icing salts, and freeze/thaw cycles. These components make it ideal for surfaces that are exposed to harsh outdoor weather conditions and areas that can be prone to dampness.
With excellent adhesion, MAXSEAL FLEX is easy to use, does not require bonding agents and can be applied on wet surfaces. It lasts longer than other coatings and is environmentally friendly.
FLOOR
Prior to pouring the concrete, 1.5kg per m2 of MAXSEAL® SUPER powder was cast by dry shaking over the blinding slab and re-enforcing, which had been made wet. The concrete was immediately poured over and, while steel trowelling (floating) the concrete floor to a final finish, a further 1.5kg per m2 MAXSEAL® SUPER was cast over the floor slab.
MAXSEAL® SUPER is a special waterproofing coating made of a mixture of cement, carefully controlled aggregates, and special organic and inorganic additives. Its special formula improves the osmotic effect of the application, allowing the penetration into the concrete through its capillary system. The product crystallises within the concrete, sealing, waterproofing and protecting the structure. It is designed to be applied on fresh or set concrete, precast concrete, concrete blocks or cement plasters and is also suitable for applications in bricks and masonry.
MAXSEAL® SUPER is a one-component, cement-based, waterproof and protective coating applied in thin layers, i.e. up to 1 mm per layer. It includes the following benefits:
- Excellent waterproofing properties. Withstands very high positive and negative hydrostatic pressure.
- High adhesion and compatibility with common substrates used in construction. Does not require bonding agents and must be applied on wet surfaces. It fills and seals the pores of the substrate and becomes part of the structure of the surface.
- Joints or connections are not required – leaking risk is avoided.
- Permeable to water vapour – it allows the substrate to breathe. A vapour barrier is not formed.
- High resistant to abrasion and UV rays. High durability, similar to concrete.
- Provides exceptional chemical protection of concrete against atmospheric pollution, de-icing salts, soil salts, chlorides, seawater and carbon dioxide, thereby preventing the carbonation and electrochemical corrosion of reinforcements.
- No solvents or toxic components are used. Environmentally friendly and is a suitable material for coating drinking water tanks.
- Easy and quick to be applied manually or by spray, saving labour requirements.
- Non-toxic and non-flammable.
