The amended development scheme would add about 4,000 homes to the 23,000 already planned over the life of the PDA, according to Economic Development Queensland. The area was first earmarked for development in 2008.

The proposed scheme would also introduce a new planning category for artisan food and drink businesses, allowing uses including boutique breweries and micro-distilleries around the Brisbane Showgrounds. It would also allow buildings of up to 50 storeys on larger mixed-use sites of more than 3000sq m, compared to the current 30-storey provision.

“We have a once in a generation opportunity to leverage and grab hold of the halo benefits and city shaping economic legacy that the 2032 Games will unlock,” said Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie “Bowen Hills is on the doorstep of the planned Victoria Park Precinct and will become a thriving place to call home for thousands of Queenslanders, as well as a place for visitors to enjoy and businesses to invest and grow.”

The area in Bowen Hills centred around the Bowen Hills Train Station, and encompasses the showgrounds, which will be home to the athlete’s village during the 2032 Olympic Games.

The state is proposing to remove a number of housing, sustainability and urban design requirements, scrap value uplift charges and provide greater flexibility for performance-based development outcomes.

The precinct is about 3km from the Brisbane CBD and sits alongside the Victoria Park precinct, which is being developed ahead of the 2032 Brisbane Olympic and Paralympic Games.
