NO.1 BRISBANE GREEN TOWER
26 Jul 2017
A submission has been lodged with the Brisbane City Council for an 81-storey green tower to be built over the Queen Street Mall. If approved, No1 Brisbane Tower will feature a landscaped 'great verandah' and several other public greenspaces.
The 4470-square-metre, 81-storey No 1 Brisbane tower aims to be the first residential tower built over an Australian CBD shopping strip. If the submission manages to clear Brisbane city’s artificial maximum height limit of 274.3 metres (AHD), the structure will feature a range of podium levels replete with greenery and stunning views of the city.
The Blight Rayner Architecture designs for the tower reveal that the firm has conceived the structure as a “breathable” green building that functions as a “vertical city” within the existing city. The podium levels of the structure will function as a series of self-contained communities with both private and open spaces for residents and retailers.
Draft renders of the No 1 Brisbane depict a series of green podium levels that appear to jut out from the glass and metal façade. These green spaces will inject light and air into the building, helping to regulate the building's temperature and bring outdoor spaces inwards and upwards for the residents of the tower.
Alongside the residential apartments, the No 1 Brisbane tower will include space across its podium levels for a range of retail, food and beverage spaces. The highlight of these spaces has been dubbed by Blight Rayner Architecture as ‘The Great Verandah’, it will be the largest of the exaggerated green podium levels that opens out over the city allowing natural light and air through the landscaped verandah.
In addition to the Great Verandah, several recreational spaces have been allocated for residents, including several communal areas, BBQ areas, function and media rooms, and gym and pool facilities.
The application to approve No 1 Brisbane was submitted by 151 Property Core Plus Management on behalf of The Trust Company. Application details for No.1 Brisbane can be viewed on the Brisbane City Council website.
